Property management fees in Muscat: what you pay for
How managers charge, what a fee should cover, which costs sit outside it, and how to compare quotes like for like.

Why fees are hard to compare
Two property managers in Muscat can quote what looks like a similar fee and deliver completely different services. One may include tenant finding, inspections and maintenance coordination; another may charge for each of these separately. Owners who compare only the headline number often end up paying more, or getting less, than they expected.
This guide explains how fees are usually structured and what to ask. We do not publish market-wide price figures because fees depend on the property, its location, whether it is furnished, and the scope of service. For our own fees, request a written proposal for your property.
Common fee structures
Most managers use one or a combination of these models.
- Percentage of rent collected: a monthly or annual fee calculated on the rent actually received. The manager's income rises and falls with yours, which aligns incentives.
- Fixed fee: a set amount per unit per month or year, regardless of rent. Predictable, but check what happens during vacancies.
- Leasing fee: a one-off charge each time a new tenant is found, sometimes separate from ongoing management.
- Renewal fee: a charge when an existing tenant renews.
- Hourly or per-job charges: for work outside the agreed scope, such as supervising a renovation.
What a full management fee should cover
For a fully managed rental, owners in Muscat typically expect at least the following to be included or clearly priced.
- Marketing the property and arranging viewings.
- Tenant screening, lease preparation and registration of the tenancy where required.
- Rent collection, receipts and chasing late payments.
- Move-in and move-out inspections with photos and an inventory.
- Coordinating repairs and routine maintenance, with owner approval above an agreed limit.
- Regular statements showing rent received, costs and the balance paid to you.
Costs that usually sit outside the fee
A management fee pays for the manager's time and expertise. The cost of work on the property itself is normally charged separately, at cost or with an agreed handling margin. Make sure you know which applies.
- Repairs and replacement parts, such as air-conditioning servicing or plumbing.
- Service charges payable to the owners association.
- Utilities during vacant periods.
- Furnishing, deep cleaning and redecoration between tenants.
- Insurance, and any government or registration charges.
Questions to ask every manager
Ask the same questions of each manager you are considering, and get the answers in writing.
- Is the fee a percentage of rent collected or of rent due?
- Is there a separate leasing or renewal fee?
- What spending limit can you approve without asking me?
- Do you add a margin to contractor invoices?
- How often will I receive statements, and how quickly is rent paid to me?
- What is the notice period to end the agreement, and are there exit fees?
What good management is worth
The cheapest manager is rarely the best value. The costs that hurt owners most are long vacancies, tenants who pay late or damage the property, and small maintenance issues that become large repairs. A manager who screens tenants carefully, presents the property well, responds quickly and keeps records can save far more than the difference in fees.
This matters even more for owners abroad, who rely entirely on their manager's reporting. See our guide to buying property in Oman from abroad for how overseas owners typically set this up.
Property management vs facilities management
Property management looks after an individual owner's unit and tenancy. Facilities management looks after a whole building's shared systems and common areas, and is usually contracted by the owners association. Some buildings need both. Our facilities management service and our facilities management checklist explain the building-level side.
How ARW Trading prices management
We prepare a written proposal for each property, setting out exactly what is included, which costs are passed through and how you will be reported to. There are no hidden margins in the proposal. Request a free property assessment or read more about our property management service.
Frequently asked questions
How much does property management cost in Muscat?
It depends on the property, its rent, whether it is furnished and the scope of service. Compare written proposals that list what is included. ARW Trading provides a free, written proposal for your property.
Is a percentage fee better than a fixed fee?
A percentage of rent collected aligns the manager's income with yours. A fixed fee is predictable. Check what each model charges during vacancies.
Are repairs included in the management fee?
Usually the manager's coordination is included, but the cost of the repair itself is charged separately. Ask whether any margin is added to contractor invoices.
Do service charges go to the manager?
Service charges are paid to the owners association for shared areas. They are separate from your property manager's fee, although a manager may pay them on your behalf.
Can I switch property managers?
Yes, subject to the notice period in your management agreement. Ask for all records, keys and tenant documents to be handed over.
