Quick answers
Can foreigners buy property in Oman?
Yes. Non-Omanis can buy freehold property inside government-approved Integrated Tourism Complexes (ITCs) such as Al Mouj, Muscat Hills, Jebel Sifah and Hawana Salalah. Outside ITCs, ownership is generally restricted to Omani and GCC nationals.
Freehold vs leasehold
Freehold gives you permanent ownership of the unit and a share of the land, registered with the Ministry of Housing. Leasehold (usufruct) grants use rights for a fixed term, typically up to 50 years and renewable. Freehold ITC property also qualifies for residency.
Best areas to invest in Muscat
Al Mouj for waterfront lifestyle and strong rental demand, Muscat Hills for golf-course living and value, Al Qurum and Madinat Sultan Qaboos for established locations, and Madinat Al Irfan for long-term growth.
Investing from abroad
Investors from the UAE, Saudi Arabia, India, Pakistan and the UK buy in Oman remotely every day. We provide virtual viewings, handle registration by power of attorney, and manage the property after purchase.
Golden Residency requirements
