Frequently asked questions
Can foreigners invest in property in Oman?
Yes. Non-Omanis can buy freehold property inside government-approved Integrated Tourism Complexes such as Al Mouj, Muscat Hills, Jebel Sifah and Hawana Salalah. Outside these complexes, ownership is generally restricted to Omani and GCC nationals.
What is the difference between freehold and leasehold?
Freehold gives permanent ownership of the unit and a share of the land, registered with the Ministry of Housing. Leasehold (usufruct) grants use rights for a fixed term, typically up to 50 years and renewable.
Can I invest in Oman from abroad?
Yes. We provide virtual viewings, handle registration by power of attorney, and manage and lease the property after purchase, so you do not need to be in Oman.
Which areas of Muscat do you advise on?
Al Mouj, Muscat Hills, Al Qurum, Madinat Sultan Qaboos and Madinat Al Irfan, among other locations. Our area guides explain how each one differs.
Can property investment lead to residency?
Freehold property in an approved Integrated Tourism Complex can qualify towards Oman Golden Residency, which requires a total qualifying investment of OMR 200,000. See our Golden Residency page for details.
